The clients are private providers who sought to expand their care provision for local disabled young single people in Sutton. The site of their existing home is land locked, with two access routes up a slope, is entered between an extensive garage range and is wooded with a large tree (TPO) on the perimeter.
With the garages demolished, 3 new single storey self contained units of lightweight fast track construction were proposed, set back clear from the tree and splayed to form a new entrance sequence with courtyard shared with the main house. The development is profiled to avoid overlooking, overshadowing and maximise daylighting. The tree is fully addressed yet subsequent further requirements for a commercial CIL, transport impact assessment and works to the highway negated viability.
